Home checks for holiday homes in Spain: a checklist for owners

A house that stands empty for months changes slowly and quietly. This checklist shows which points a home care visit can realistically cover — without opening or servicing technical installations.

Inside: the points that matter

The indoor round starts at the entrances and ends in the rooms that are used least. What matters is not speed but that every visit covers the same points — only then does a change stand out at all.

  • Doors, windows and shutters: closed properly and undamaged
  • Visible damp, stains on walls and ceilings
  • Signs of leaks under sinks and washbasins
  • Water supply and electricity: condition and anything unusual
  • Airing the rooms and noticing musty smells
  • Drain odours from dried-out siphons

Outside: terrace, garden and access

On the Costa Blanca the weather often decides what needs checking: after heavy rain it is gutters, drains and access roads, in summer it is irrigation, sun protection and the pool surroundings. The outdoor area also shows fastest whether a house looks cared for.

  • Terrace and furniture checked for storm damage

Documentation: the real value of a check

A check without a report is hard for you to verify. That is why every visit ends with a short photo report: images of the areas checked, a clear description of anything noticed and a recommendation for what would make sense next.

Over months this builds a history. A damp patch that grows across three consecutive reports is a finding; in a single photo it would just be a shadow.

When something stands out

When something is noticed, you decide, not us. We report the finding with photos, describe how urgent it looks and ask for your decision. If you wish, we then coordinate tradespeople, open the house for the appointment and document the work carried out.

Regular, visible property checks have a second effect: a property that is being looked after does not appear permanently unattended, which can also discourage unauthorised use. That is not a guarantee of protection.

Frequently asked questions about home checks

How often should a holiday home be checked?

For most owners a monthly check is a good starting point. With rentals, during the rainy season or after storms, shorter intervals make sense.

Do you check technical installations such as air conditioning or heating?

We check what is visible and functional during a visit, but we do not carry out technical maintenance. For servicing and repairs we coordinate specialist companies.

Is a check worthwhile even for a short absence?

For a few weeks a single visit is often enough. Even then it helps to have someone locally with access in case a neighbour or the community reports something.
